Windhoek:Namibia's house price index saw a 7.4% increase year-on-year in June 2026, up from the 7.1% recorded in March, as reported by the Bank of Namibia.

According to NAMPA, the bank's October 2026 Financial Stability Report, released on Monday, highlights that house prices also rose by 1.2% on a quarterly basis, reaching 128.77 index points in June 2026, from 127.24 points in the previous quarter.

The report further reveals that the 12-month national weighted average house price was N$1.46 million in June 2026, compared to N$1.36 million during the same period in 2025. Regionally, the central and coastal regions experienced significant annual house price growth of 8.9% and 11.9%, respectively. However, the northern and southern regions faced declines in house prices by 0.7% and 5.2% year-on-year, respectively.

The Bank of Namibia attributed the increase in house prices to high housing demand and supply-side constraints. The report noted, "High housing demand and continued supply-side related constraints, specifically, the national backlog of plots that still require servicing, as well as high input costs, added upside pressure to house prices."

Additionally, the rental price index increased by 4.7% year-on-year, influenced by demand, house prices, and utility costs.
